Student landlords to be first to see growth as unexpected beneficiaries of recession

" We expect the Student Accommodation sector to be one of the first property classes in the UK to see rental and capital growth, exiting the real estate recession with growth in student numbers as job prospects continue to deteriorate.

The sector's resilience to recession is well known as student numbers tend to grow strongly with diminishing employment prospects both for school leavers and graduates.

Student numbers are indeed swelling; accepted applications overall were 12% higher this year, with mature student applications increased by 20%. Once again there has been a rush for bedrooms this year, with record numbers chasing the same numbers of beds. Coupled with encouraging numbers of foreign students again targeting Britain, we expect to see continued rental inflation coming just at the time when advance yields begin to reflect the strength of the sector. "
